Q. Which type of memberships are free and which type of memberships have a monthly fee?

A. At this time Close of Escrow is only charging Real Estate Agents, Real Estate Brokers, Loan Agents and Mortgage Brokers to be a member on Close of Escrow. Please view the pricing structure here Close of Escrow Pricing. Close of Escrow does not charge membership fees to Property Managers, Real Estate Appraisers, Real Estate Inspectors, Termite Inspectors or Insurance Agents to join and become a member on Close of Escrow.



Q. What is the Agent Commission Share Program (ACSP)?

A. The only fees invloved with Close of Escrow is for exclusive consumers referral leads to agents who participate in the Agent Commission Share Program (ACSP). Every agent who is a member of Close of Escrow has the ability to join or decline the ACSP program in each individuals account. Exclusive customer referrals are customers who have signed up to either Close of Escrow or one of our affiliated businesses partners requesting to work with an agent who has selected to participate in this program. All real estate agents who have accepted to participate in this program will be notified by email (and SMS when this feature is available) of any new customer referral leads that come into the system. The ACSP program is a first come first serve basis. Once an agent has agreed to the terms, no other agent will have the ability to accept the exclusive customer referral unless otherwise requested to do so by the customer. If the prospective client decides they want to have another real estate professional contacted to interview that is up to thier own discretion. All other customer referrals which are made through Close of Escrow or our business partner affiliates have no associated fees and are free referrals to the Real Estate Agents members on Close of Escrow. We only charge agents who participate and accept any exclusive customer referrals which are part of the ACSP program. For more details on the 30% commission split charged to the accepting agents commission read this FAQ. For all other Real Estate Professionals there are no other costs or fees.



Q. How do I upgrade my membership from monthly to a 6 month or 12 month membership?

A. Log-in to your account at the top of the Close Of Escrow home page to get to your "Overview" page. Click on the tab at the top of the page, "Primary Info". In the "Primary Info" window scroll down and click on the "Payment Plan" pull down box to select the different membership options.

Q. Is the 6 month and 12 month membership early termination fee refundable?

A. Yes, the early termination fee is refundable once the terms of the contract are met. If the 6 month membership contract is selected and upheld for the entire 6 months, on the very last day of the 6th month contract agreement your credit card will be credited back the full amount of the early termination fee. The same rules apply for the 12 month membership contract. On the very last day of the 12th month contract agreement your credit card will be credited back the full early termination fee charges. We will even give you back the early termination fee within the first 30 days of starting your contract agreement on either the 6 month or 12 month membership contract. If for any reason you have decided in the first 30 days of starting your 6 month or 12 month membership contract agreement to cancel for any reason, with no questions asked, your membership will be cancelled and you will be credited back your early termination fee including your membership cost.

Q. How many property listings am I allowed to post?

A. Every Real Estate Agent is allowed to have an unlimited amount of property listings to post. Close of Escrow does no charge on a cost per listing basis.

Q. How many photos can I add per property?

A. Each property listing is allowed 7 photos. Close of Escrow has also implemented virtual tour capabilities for each property lisitng.

Q. What advantages are there for me to sign up?

A. One of the biggest is the fact that we are affiliated with many major companies in the real estate industry allowing us to be very creative in the marketing abilities and strategies for the Referral Services line of business. We also offer exclusive referrals from consumers in your local area.

Q. How does the agent search work?

A. By utilizing the Close Of Escrow search engine, potential customers and real estate clients can obtain the company names, agent names, addresses, phone numbers, fax numbers, license numbers and industry specific information of every professional listed in the database. A search can be performed using any and/or all of these information fields. We make it simple and we make it work for you and the consumer!

Q. Why do you offer this service?

A. As a professional real estate servicing entity, Close Of Escrow understands the competitiveness of the real estate industry. We strive to bring qualified and motivated real estate professionals (like you!) the very best in consumer leads directly from the consumers themselves. We try to incorporate all aspects of the real estate industry involved in a real estate transaction into one website to simplify the experience for both the consumers and the professionals.

Q. I am having problems logging in.

A. You may need to clear the cookies and temporary internet files on your computer. Your computer must also be set up to accept cookies or you will not be able to login. If you are using Internet Explorer you can also try to use another type of browser like Firefox to test if your Internet Explorer is causing the problem. To clear the cookies and temporary internet files open up your internet explorer window and click on the "tools" at the top of the page. Then scroll down and click on "Internet Options". In the "General" tab which is the default window tab you will be on, click on the "Delete Cookies" button under the "Temporary Internet Files" section. This can take a minute to complete. Once this has finished then click on the "Delete Files" button. This also can take a minute or so to complete. Once this is finished try to login again.

Q. What if I have forgot my login ID or password?

A. If you do not remember which email address you used, you can contact us, by using the contact form and we will look it up for you. If your email address has changed since you registered with us, contact us and we can change it for you. If you have forgotten your password, go to Close Of Escrow home page and click on the "Forgot Password" link right underneath the "log-in" button. Please enter in your email address inside the "Password Reminder" box. If the email address entered is not the same email address we have on file for you, you will not receive your password because it will not match our records. If you still do not receive your password in the reply email with your password after 15 minutes or so please fill out the contact us form so we can assist you.

Q. How do I edit my Bio?

A. At the very top of the Close Of Escrow home page there is a log-in area for entering your username and password. Once you type in your information, it will take you to your "Account Details" page. Scroll down to the "Agent Bio" section on the left hand side. Click under the Agent Bio where it says, "Click Here" - you can edit your information there.

Q. How do I add my photo to my profile?

A. Go to the Close Of Escrow home page and at the top, log-in to your account with your username and password. This takes you to your "Account Details" page. From there, scroll down and click the "Add Photo" link in the photo box. Give it a minute to load. The photo will be reviewed and approved within 24 hours by a Close of Escrow account support representative.

Q. How do I add surrounding cities to my profile?

A. Log-in to your account at the top of the Close Of Escrow home page to get to your "Account Details" page. Click on the tab at the top of the page, "Surrounding Cities." You can then enter in up to five surrounding cities from the list provided.

Q. How do I add my "Backup Agent" when I am out of the office or out of town?

A. Log-in to your account at the top of the Close Of Escrow home page to get to your "Overview" page. Scroll down to the section where it says "Backup Agent Information". Click on the "edit" button to the right of that section. It will bring you to the "Backup Agent Information" Section. Click the edit button to the right to edit, add, or delete any of your backup agents contact information. You can add backup agents to your account only if the backup agent is a member of Close of Escrow.

Q. Why am I not receiving lead notification emails when new leads are available in my area?

A. Many of the email software providers have very strict spam filtering settings set as default. Many email softwares will filter out any HTML type emails, attachments and automated email detection. It is very important to allow emails coming from CloseofEscrow.com by adding it to the safe senders list.

Q. Am I contacted if there is a new lead in my area?

A. Once a customer lead comes into the system the consumer is contacted by phone and the customer information is verified by a Close of Escrow Representative. Once the customers information is verified an automated e-mail will be sent out to all the Agents in a 20 mile radius of the area specified by the consumer looking to buy or sell property. If no Agents respond to the e-mail we will then call the Agents in the area.

Q. How do I check if there is a new lead in my area?

A. Log-in to your account at the top of the Close Of Escrow home page to get to your "Account Details" page. Click on the tab at the top of the page, "New Leads". In the "New Leads" window you can see if you have any buying or selling leads in your area.

Q. How much do you charge for leads?

A. We charge 30% of the agents gross commissions at time of close of escrow. The 30% referral fee to the agent is on the side of the real estate transaction the agent is representing for the consumer, buyer or seller (but not both). We offer the consumers 25% of the commissions as cash back for using the Agent Referral Service and 5% to Close of Escrow for processing, qualifying and expediting the consumer leads to the agents.

Q. How do I accept a new lead in my area?

A. Log-in to your account at the top of the Close Of Escrow home page to get to your "Account Details" page. Click on the tab at the top of the page, "New Leads". In the "New Leads" window Click on "more info" next to the lead. After reviewing the given information you can choose to accept the lead. You will then be brought to a page "terms and conditions". After reading through this you click "I accept" at the bottom of the Terms and Conditions agreement page. You will then be brought to the contract that you need to fill out, sign and fax back to us. Once you send us the signed contract you will be able to view the lead information in your account under the "New Leads" tab.

Q. How much time do I have after I accept a lead?

A. We generally try to have an Agent for the consumer within 24-48hrs. Since we only give exlusive leads, unless requested to refer more than one agent by the consumer, once a lead is accepted by an agent it is no longer available for any other agents to accept. However once a lead is accepted, there is a 2 hour time limit to fax back the signed Referral Fee Agreement or the lead will be made available for other Agents in the area to accept it.

Q. How can I be sure your referrals are genuine?

A. Whenever we receive a consumers request for an Agent we always call every consumer to verify their information. We also discuss with the consumer the type of agent qualifications (designations, experience and certifications) they are expecting to work with. This helps us build a confident relationship with every customer so they know we are here in their best interest and we are really going to go to work for them to help them find the perfect agent for their real estate needs.
